HVAC Restoration
What HVAC Restoration Means at Luxe Ducts
Restoration starts with a problem. A kitchen fire. A gut rehab. A burst pipe. A smell that comes back every time the heat kicks on. When that problem gets into the ductwork, the system spreads it each time it runs. We assess the system, clean it at the source under containment, and photograph it before and after. Restoration here means cleaning. We do not repair, replace or install HVAC equipment. That stays with your HVAC contractor.
Containment first
Negative air with HEPA filtration goes on before we open the system. What we loosen leaves through the machine, not the room.
Documented for the file
Inspection photos, before and after sets, and a written summary of what we found and what we cleaned.
Fits your project team
We work alongside restoration contractors, environmental consultants and property managers. You get one point of contact.

Fire and Smoke HVAC Cleaning
Fire leaves damage you can see in one room.
How we clean after a fire
Smoke and soot travel much farther. They ride the airflow through the ductwork and settle on the surfaces inside, including the coil and the blower. Until that residue is removed, the smell comes back each time the system runs. We find how far it reached, clean the affected parts under containment, and photograph each run. If a restoration contractor is running the job, we fit the HVAC cleaning into their schedule.
Soot, Odor Source and Contamination Cleaning
An odor that returns with the furnace is a source problem, not a scent problem.
Common sources and our approach
Common sources are soot, smoke from a past owner, pets and debris left in the runs. A spray covers it for a while. Removing the source from the system is the lasting fix. If the source is outside the system, we tell you. We clean the source first. Where a sanitizing step makes sense, it comes after the cleaning, never instead of it.
Post Construction Air Duct and HVAC Cleaning
Drywall dust, sawdust and debris settle into the supply trunk during a remodel.
When to book it
Then they blow back out of the registers for months. The right time to clean is after the dusty work ends and before you move back in or reopen. Builders and managers can book post construction air duct cleaning as the last step before turnover. You get the photo set for your file.
HVAC Cleaning After Water Damage, and Where We Stop
A water event can leave ductwork wet, dirty or both. Once the source is fixed and the space is dry, we can clean the HVAC system as part of the restoration. We are not a mold remediation contractor. We do not remove mold, and we do not test for it. If we see signs of mold growth, we stop, photograph it and tell you. That work belongs to a mold remediation contractor. An independent consultant often guides it. When their work is done, we can clean the system.
Working Alongside Restoration Contractors and Consultants
Most restoration jobs have several trades on site.
What the project team gets
We keep the HVAC part simple for the people running the project.
- A walkthrough to scope the system before work starts
- Scheduling that fits the project
- Containment and floor protection on every job
- Uniformed technicians with photo ID, background checked, no subcontractors
- One point of contact from scoping to the final report
HVAC Restoration for Insurance Claims
Many restoration jobs run through an insurance claim.
What we provide for a claim
A claim usually needs proof of what was found and what was done, and that is the part we are built for. We photograph the HVAC system before we start. We document the work as it happens. We finish with a written summary of what we found and what we cleaned. We work alongside the adjuster, the restoration contractor and the property manager, so the HVAC part of the file matches the rest. What a policy covers, and how a claim is decided, is between you and your insurer. We do not promise either one.
Inspection Documentation and Project Reporting
Every restoration job ends with a record you can file.
What the record holds
It holds inspection camera images of the trunks and branches. It holds before, during and after photos. And it holds a written summary of what we found and what we cleaned. We package it for the homeowner, the board, the manager or the project file.
